Construction Management Overview
It is the Construction Managers responsibility to ensure that the project is set up and maintained to the necessary Gemstone standards. The Construction Manager is responsible for interactions with the Project Team, including Sub-Contractors and their management teams. The Construction Manager reports directly to the Project Manager and is to assist them with external reporting to the Client Team, and internal monthly reporting with the Directors. The Construction Manager is responsible for attending client meetings as required and is responsible for organising and attending progress meetings with Sub-Contractors and Suppliers. The Construction Manager is responsible for management of Health & Safety matters, reporting back to the Project Manager this includes, tool box talks, site inductions, risk and method statements and inspections. The Construction Manager is responsible for ensuring the site is maintained to the necessary standards including ensuring the site housekeeping is in good order with materials stored correctly.
Below is a non-exhaustive list of responsibilities to be aware of, it is the Construction Managers role to ensure they are completed when and if they should arise. The Construction Manager will be supported with on site supervision and a Health and Safety Consultant, the Construction Manager is to report directly to the Project Manager. Should the Construction Manager identify an inadequacy or requires additional team members to perform their role optimally they are to report back to the Project Manager immediately advising of the inadequacy with recommendations.
YOU ARE RESPONSIBLE FOR THE FOLLOWING ITEMS:
Review & understand the complete project scope, documents, plans, specifications & quality standards of our company and the Client
Daily logs are completed each day on the project until the completion
The schedule is online and up to date at all times with a final review at the end of each week on Friday
Meet with subcontractors before they start work to review their scope of work, work time frame, and materials needed.
Communicate daily and proactively with PM, Subcontractors, Vendors, and Clients on a daily basis to discuss project issues, progress, requirements, and future goals
Double-check the day prior that materials/subcontractors are going to show up to the job site at the scheduled time by calling, texting, emailing, etc
Check every morning by walking the job site completely to ensure the subcontractors scheduled are on site and working on the correct phase of your project
Spend extra time reviewing project details to ensure its (and your) success
Maintain a positive attitude, be the leader of the project, and take full responsibility for the outcome of your project
Maintain an extra safe project site
Timeframe of the project is on time or ahead of schedule
Inspections are being monitored online and passed
Recognize long-lead time items to make sure materials are ordered ahead of time
Have the right subs and workers for the job in the right place at the right time
Ensure subcontractors are complying with the drawings, specs, and contract terms
Resolve project obstacles and come up with creative solutions
Attend project closeout meeting/final walkthrough with client
